Do Your Homework: Know Your Drains Before You Buy or Build

September’s here, the kids are back in the classroom and homework is back on the kitchen table. (Groan..) But here’s the thing: homework isn’t just for the kids. When it comes to drains, there’s a lesson every homeowner, buyer, and builder needs to learn – know what’s yours, what isn’t, and what lies beneath before you start digging or signing contracts!

Over the years we’ve seen plenty of head-scratching when it comes to drainage ownership. So sharpen your pencils, it’s time for some Drainage home study.

Who Owns Which Drains?

Here’s the quick cheat sheet:

  • Private drains – These are the pipes within your property boundary that serve only your home. You’re responsible for their upkeep and repair.
  • Lateral drains – These run outside your property (often under roads or pavements) and connect your private drains to the public sewer. Usually the responsibility of the local water company.
  • Public sewers – These belong to the water company, who are responsible for maintaining them.

Bottom Line: If a blockage is in your private drain, it’s on you. If it’s further down the line, the water company will step in.

Homework Before you Buy A New Home

Just like a house survey checks the roof, walls, and electrics, a drain survey tells you what’s happening underground.

  • Spot hidden issues – From cracks and root intrusion to fat build-up.
  • Avoid nasty surprises – A blocked or collapsed drain could cost thousands to fix.
  • Bargain power – If there’s a problem, you can negotiate with the seller before signing on the dotted line.

Think of it as getting the answers before the exam.

Homework Before You Dig

Planning an extension? Building that dream garden office? Hold up! Always check what pipes are running under your feet before you start digging.

  • Accidental damage to a public sewer could leave you with a hefty repair bill.
  • Planning permission often requires a drainage survey if you’re building near or over pipes.
  • Peace of mind knowing you won’t hit a costly snag halfway through the project.

Measure twice, dig once!
